In the Philippines all land has titles. This title shows who actually owns the land. Yes i know this statement is obvious LOL but!
Because the most Filipinos are poor they can not afford to have titles changed. meaning the land could have a number of claims against it. I give a scenario below.
A grandfather bought a plot of land and paid for the title to be in his name, he had 5 children. when the grand father dies that land would be split into 5ths. each sibling would have a equal share, unless the grand father bequithed it to one or a certain person.
Now imagine, and this is exactly as it is. those 5 children did not have the money to get thier plot registered, and they all have 4 children. and 3 of the parents past away there would be
2 claims of 1 5th on the land PLUS 3x4= 12 additional claims on the remaining 3 5ths of the land
YES it is messy, and hard to find actual clean titles.

Our Title is 100 percent clean, it has no other claims, full documentation is available, where every person signed that My wife and I paid them 3 times over the market value at the time.
